Your roof is 18 years old. The shingles look fine from the ground. The manufacturer said they last 30 years. Do you have 12 more years?
Probably not.
In Surrey’s wet, moss-friendly, freeze-thaw climate, roofing materials die faster than manufacturers claim. I am Maninder Singh. I have torn off over 500 roofs in Surrey since 2012. I have seen what actually kills roofs here. And I have pulled off “30-year” shingles that failed at 16 years.
This guide gives you real lifespan data for Surrey. Not warranty numbers. Not marketing claims. Real-world years based on actual roofs in Fleetwood, Guildford, Newton, South Surrey, and Cloverdale.
Roof Lifespan by Material – Manufacturer Claims vs Surrey Reality
| Material | Manufacturer Warranty | Real Lifespan in Surrey | Why the Difference |
|---|---|---|---|
| 3-tab asphalt shingles (basic) | 20-25 years | 12 to 16 years | Thin material, poor wind resistance, moss grows between tabs |
| Architectural asphalt shingles (30-year) | 30 years | 18 to 22 years | Better than 3-tab but still degraded by moss and moisture |
| Premium asphalt shingles (50-year) | 50 years | 25 to 30 years | Thicker, better granules, but still not 50 years in Surrey |
| Standing seam metal | 40-50 years | 40 to 60 years | Metal handles moisture well. Fastener failure is the real limit. |
| Cedar shake | 25-30 years | 25 to 35 years | Actually performs well here. Moss is the main enemy. |
| Tile (concrete or clay) | 50+ years | 50+ years | Nearly permanent. Underlayment fails before tiles. |
| TPO or EPDM (flat roofs) | 20-30 years | 15 to 25 years | Ponding water and UV are killers. Proper slope extends life. |

Why Surrey’s Climate Kills Roofs Faster Than Other Regions
Surrey has four specific climate factors that destroy roofs. Each factor reduces lifespan by 15-30 percent compared to drier regions like Alberta or the Okanagan.
Factor 1: Annual rainfall – 1,200 to 1,600 mm per year
Constant moisture keeps shingles wet for weeks at a time. Wet shingles grow moss. Moss lifts shingle tabs. Lifted tabs catch wind. Wind tears shingles off. A dry climate roof lasts 30 years. A wet climate roof lasts 18-22 years.
Factor 2: Moss and algae growth
Surrey’s humidity and shade from our mature trees create perfect moss conditions. Moss roots grow under shingle tabs. Each winter, freeze-thaw cycles expand those roots. Within 5-7 years of installation, moss can lift every shingle on the north side of your home.
Factor 3: Freeze-thaw cycles – 40 to 60 per year
Surrey gets above freezing during most winter days and below freezing at night. Water seeps into tiny cracks in shingles or under lifted tabs. It freezes at night and expands. It thaws during the day and contracts. Each cycle widens the crack. After 10-15 years, the shingle is broken from the inside.
Factor 4: Wind uplift – 50-70 km/h common in winter storms
Lifted shingles from moss or age act like sails. Winter storms catch them and rip them off. One missing shingle exposes underlayment to rain. Wet underlayment rots decking. Rotted decking costs $4-8 per square foot to replace.
If your roof is within 3 years of the end of its lifespan, schedule an inspection now. A small leak today becomes a rotted deck tomorrow. Call 236-838-9578 for a free inspection.
Signs Your Roof Is Near the End of Its Life
Regardless of age, these signs mean your roof is failing. Do not wait for a leak.
Curling shingle edges
Asphalt shingles curl when the granules wear off and the mat dries out. Curling means the shingle has lost its flexibility. It will crack in the next freeze-thaw cycle.
Granules in your gutters
Asphalt shingles are coated with granules to block UV. When granules fall off, the shingle is dying. A few granules are normal after 10 years. Handfuls of granules mean replacement is due within 1-3 years.
Moss covering more than 30 percent of the roof
Light moss is cosmetic. Heavy moss that lifts shingles is structural. If you can slide a credit card under shingle tabs, moss has already done damage.
Dark streaks or stains
Algae grows on shingles in damp climates. Algae is mostly cosmetic but indicates moisture is sitting on your roof too long.
Visible daylight in your attic
Go into your attic on a sunny day. Turn off the lights. If you see daylight through the roof decking, your underlayment has failed and water is entering. This is an emergency.
Soft spots when walking on the roof
If you can safely access your roof (dry day, low slope), walk carefully. Soft or spongy spots mean the decking is rotted. Rotten decking cannot hold nails. A new roof installed over rotten decking will fail within 1-2 years.
See our roof inspection page for a complete checklist of what we examine during a professional assessment.
Asphalt Shingles – The Most Common Roof in Surrey
Most Surrey homes have asphalt shingles. Here is the real timeline.
Years 0-5: New roof. No issues if installed correctly.
Years 5-10: Moss begins appearing on north-facing slopes. Granules start appearing in gutters. This is normal.
Years 10-15: Moss becomes thick on north slopes. Some shingle tabs begin lifting. South-facing slopes show granule loss. Small repairs may be needed. A $400 repair at year 12 can add 3-5 years.
Years 15-20: Significant granule loss. Shingles feel thin and brittle. Multiple shingles curl at edges. Wind storms cause blow-offs. Replacement should be planned.
Years 20-25: Roof is failing. Leaks are common. Repairs cost more than they are worth. Replacement is urgent.
Year 25+: Every year past 25 is borrowed time. The underlayment is likely compromised. Decking may be soft. Replacement should have happened years ago.
If you have architectural shingles (the dimensional kind with shadow lines), you are likely in the 18-22 year range. If you have 3-tab shingles (flat, no dimension), you are likely in the 12-16 year range.

Metal Roofing – The Long-Term Option
Metal roofing lasts 40-60 years in Surrey. But there are trade-offs.
Advantages in Surrey climate:
-
Moss slides off metal. No moss damage.
-
Rain washes metal clean. No staining.
-
Metal does not absorb moisture. No freeze-thaw cracking.
-
Fire resistant. Important in South Surrey near greenbelt areas.
Disadvantages in Surrey climate:
-
Initial cost is 2x to 3x asphalt (20,000−20,000−30,000 vs 12,000−12,000−18,000)
-
Fasteners can back out over decades. Requires inspection every 10-15 years.
-
Walking on metal is slippery when wet. Repairs are more difficult.
-
Some colors fade in UV exposure over 20+ years.
Best for: South Surrey homes near the ocean, rural properties, homeowners who plan to die in the home.
See our metal roofing pricing page for detailed cost breakdowns.
Cedar Shake – Beautiful但 High Maintenance
Cedar shake roofs are common in South Surrey, Morgan Creek, and rural Cloverdale. They last 25-35 years in Surrey with proper maintenance.
Maintenance requirements:
-
Moss treatment every 3-5 years
-
Stain or seal every 5-7 years
-
Annual inspection for rot and split shakes
Without maintenance: Cedar fails in 15-20 years. Moss holds moisture against the wood. Wood rots. Splits propagate.
With maintenance: Cedar can reach 35 years. Some well-maintained cedar roofs in South Surrey have lasted 40 years.
Best for: Heritage homes, acreages, homeowners who will pay for regular maintenance.
TPO and EPDM – Flat Roofs Only
Flat roofs on additions, garages, and commercial buildings use TPO or EPDM rubber membranes. Lifespan in Surrey: 15-25 years.
Why flat roofs die faster:
-
Ponding water (water that sits for more than 48 hours)
-
Debris accumulation (leaves block drains)
-
Foot traffic (delivery drivers, HVAC technicians)
-
UV degradation (sun dries out the membrane)
Signs of flat roof failure:
-
Bubbles or blisters in the membrane
-
Cracks around seams or flashing
-
Interior ceiling stains below the flat roof
-
Spongy feel when walking
If your flat roof is over 15 years old and showing any of these signs, budget for replacement within 1-3 years.
See our flat roof pages for TPO roofing and EPDM roofing.
Extending Roof Life with Proper Maintenance
You cannot stop time. But you can add 3-7 years to your roof’s life with annual maintenance.
Annual professional inspection ($150-250)
A roofer should walk your roof once per year. They will:
-
Find loose or missing shingles before they become leaks
-
Check flashing around chimneys, vents, and skylights
-
Inspect attic for ventilation issues and moisture
-
Identify moss problems before they lift shingles
Moss treatment every 2-3 years ($300-600)
Professional moss treatment kills moss without damaging shingles. Do not pressure wash your roof. Pressure washing strips granules and voids shingle warranties.
Gutter cleaning twice per year
Clogged gutters back up water onto your roof edge. That water finds its way under shingles and into your fascia board. Rotted fascia costs $500-1,800 to replace.
Attic ventilation check
Poor ventilation traps heat and moisture in your attic. Summer heat bakes shingles from below. Winter condensation rots decking from above. Proper ridge vents and soffit vents add 3-5 years to shingle life.
Schedule a professional roof inspection annually. We will give you a report on remaining life and recommended maintenance.
When Replacement Is the Only Answer
Some roofs are beyond saving. Do not throw money at repairs.
Replace immediately if:
-
Your roof has three or more active leaks
-
Soft decking is visible from the attic in multiple areas
-
Shingles are curling across more than 50 percent of the roof
-
A roof inspector tells you the underlayment has failed
-
Your insurance company has asked for roof certification (they know something you do not)
Replace within 1-2 years if:
-
Your roof is 18+ years old for asphalt, 35+ for cedar, 50+ for metal
-
Moss lifts shingles across more than 30 percent of the roof
-
You have repaired the same leak twice in three years
-
Neighbors with the same build year have already replaced their roofs
See our roof replacement guide for the full process and cost breakdown.

FAQ
-
My roof is 22 years old but looks fine from the ground. Do I have time?
Maybe. But “looks fine from the ground” does not mean it is fine. Granule loss, curling, and soft decking are invisible from the street. Have a roofer walk it. Many 22-year-old asphalt roofs in Surrey have 1-3 years left. Some have 0 years left and are leaking into the attic without ceiling stains yet.
-
Does roof warranty transfer to a new homeowner when I sell my house?
Yes for most manufacturer warranties. They transfer to the new owner for the remaining term. Our 10-year workmanship warranty also transfers. We provide warranty transfer documents at closing.
-
My roof was installed in 2015. How much life is left?
If you have architectural asphalt shingles (likely), you are at year 11 of an 18-22 year lifespan. You have 7-11 years remaining if the roof was installed correctly and maintained. Schedule an inspection to confirm. If moss has never been treated, subtract 2-3 years.
-
Can I get 30 years from a 30-year shingle in Surrey?
No. I have never seen it. The best-maintained 30-year architectural shingles in Surrey last 24-26 years. Most last 18-22 years. Do not plan on 30 years. Plan on replacement at year 22-25.
-
How do I know exactly how much life my roof has left?
You need a professional inspection from a roofer who walks the roof, checks the attic, and photographs problem areas. We provide a written report with estimated remaining years and recommended repairs. Call 236-838-9577 to schedule.
